Terms of Service

1. What this service is

This site lets you look up real estate projects registered with MahaRERA (the Maharashtra Real Estate Regulatory Authority) and generate a compiled report on a specific project, drawing on MahaRERA’s public records. We also offer, separately, a range of consultancy services (for example, property shortlisting, title and litigation checks, and price negotiation support) and request-based “Digital Hub” features handled by our team. By using this site, you agree to these terms.

2. Free and paid reports

Each calendar month, you may unlock one report free of charge. Two additional unlocks in the same month are available for a fee (currently ₹51 each), paid through Razorpay. Once you unlock a project’s report, you can access it for 3 days from that unlock; after that, viewing it again counts as a new unlock against your monthly limit. We may change these limits or the price at any time.

3. What our reports and services are — and aren’t

Please read this section carefully before relying on anything from this site to make a purchase or investment decision.

• Our reports compile information already publicly disclosed by promoters to MahaRERA. We reproduce it as recorded — we do not independently verify the underlying documents.
• Parts of each report, including summaries and the written verdict, are generated by AI (Anthropic’s Claude) reading the same public MahaRERA data. AI-generated text can occasionally be wrong or miss something a human reviewer would catch.
• Underlying MahaRERA data can change or be updated after we generate a report; we flag when a report’s data may be out of date, but we cannot guarantee it always reflects the current state of MahaRERA’s records or of any other public source we draw from — including for the locality price data, construction updates, and other information we share through our Digital Hub or team.
• We are not a law firm, and nothing on this site — including our reports, our team’s responses, and the service descriptions on this site — is legal, financial, or professional advice. Always verify anything important directly and consult a qualified, independent lawyer or other professional before making a property purchase or legal decision. Do not treat our word as a substitute for your own lawyer’s opinion.
• The services described on this site (for example, title search, litigation and loan checks, Vaastu compliance check, builder financial health check, and others) describe the range of services we are able to offer — we do not automatically carry out every listed service for every project or client. A specific service is only undertaken once you separately request it and we agree to take it on; its exact scope, timeline, and any fee are confirmed with you directly at that point, outside of these general terms.
• Requests made through our Digital Hub (Custom Property Finder, Locality Price Trends, Construction Progress Updates, and similar) are handled manually by a member of our team, not generated automatically or in real time. We do not guarantee a response time or a specific outcome for these requests, and property availability or pricing may have changed by the time we respond.

4. No guarantee, limitation of liability

We provide this site and our services “as is”, without guaranteeing that any report, service, or other information we provide is complete, accurate, or error-free. To the maximum extent permitted by law, Sudha Realty is not liable for any loss or damage arising from your reliance on a report, service, or other information provided through this site or our team.

5. No agency, fiduciary, or advisory relationship by default

Browsing this site, viewing a report, or sending us a request through the Digital Hub does not, by itself, create any legal, fiduciary, advisory, or agency relationship between you and Sudha Realty. Any such relationship — for example, if you formally engage us to represent or assist you in a specific property transaction — is only formed through a separate, explicit agreement with us.

6. Your account

You agree to provide accurate information when signing up, and not to misuse this service (for example, by attempting to bypass the report limits described above). We may suspend or terminate access for misuse.

7. Payments and refunds

Paid report unlocks are processed through Razorpay. Our refund policy is set out separately — see our Refund Policy. Any separately agreed fee for a specific consultancy service is covered by the terms of that agreement, not by this refund policy.

8. Third-party platforms

Some features on this site (for example, Digital Hub requests) direct you to contact us over WhatsApp, a platform operated by Meta, not by us. Your use of WhatsApp is subject to WhatsApp’s own terms and privacy practices, and we cannot guarantee message delivery on that platform.

9. Changes to these terms

We may update these terms from time to time. The “Last updated” date above will change when we do.

10. Governing law

These terms are governed by the laws of India, and any disputes will be subject to the courts of Mumbai, Maharashtra.
