1. Who we are

This site is operated by Sudha Realty (“we”, “us”), as part of our Absolute Transparency Initiative. This policy explains what personal information we collect when you use this site, why we collect it, and who else sees it.

2. What we collect

  • Your name, mobile number, and the reason you told us you’re using the service (at signup).
  • A record that you consented to be contacted, including when and the IP address it was given from.
  • Your device’s location — only if you tap “Near me” to find nearby projects. We never access your location without that explicit action.
  • Which projects and reports you’ve viewed or unlocked, and when.

We do not collect or store your payment card details. When you pay for a report, that is handled directly by our payment processor, Razorpay — we only receive confirmation that a payment succeeded.

3. Why we collect it

  • To create your account and verify your mobile number.
  • To generate and deliver the reports you request, including by WhatsApp if you ask for that.
  • To enforce the free/paid report limits described in our Terms of Service.
  • To follow up with you about our services, if you’ve consented to being contacted.

4. How your reports are made

Our reports are compiled from MahaRERA’s public records for the specific project you search for. Parts of the report — including document summaries and the written verdict — are generated using Anthropic’s Claude AI, which processes the project’s public MahaRERA data (not your personal information) to produce that text.

5. Who else sees your information

  • Razorpay — processes your payment directly; we never see or store your card/UPI details.
  • Anthropic — processes project data (not your personal profile) to help generate report content.
  • Google Sheets and Google Drive — used internally by our team to track leads and back up generated reports. These are our own internal business records, not shared publicly.
  • PostHog — analytics that help us understand how the site is used (which pages get visited, where people run into trouble). Form fields like your name and mobile number are masked and never captured in this data.

We do not sell your personal information to anyone.

6. How long we keep it

We keep your account and activity records for as long as you have an account with us, or as needed for our business and legal records. You can ask us to delete your information at any time — see Section 7.

7. Your rights

You can ask us what information we hold about you, ask us to correct it, or ask us to delete your account and data, by contacting us using the details in Section 10.

8. Security

We take reasonable steps to protect your information, but no online service can guarantee absolute security.

9. Changes to this policy

We may update this policy from time to time. The “Last updated” date above will change when we do.
